8 weeks to complete. These times can vary on your requirements of course.
How much will it cost?
It really does depend on what you have had designed!
There are numerous factors which will obviously change the price. Are you
planning on building a single or double storey extension? Do you require an
en-suite bathroom or a kitchen fitting? The size of the build itself is the
main factor and a good rule of thumb is £1,600 plus VAT per square metre. Our
basic entry-level price for any extension if around £30k to £35k + VAT.

Planning permission for my
home extension?
There are so many factors that can affect whether your
job will be subject to planning permission or classed as a 'Permitted
Development' (no planning application required) . A good way to start is by
reading the Town and Country Planning Act 2008.
If, for instance, you are extending to the front or side,
bringing the roof higher than the existing, increasing the footprint of your
property by more than a certain percentage, affecting the light available to
your neighbours' properties, or reducing the parking space available at your
home then these may well cause you to seek permission from your council's
planning department. It can often seem daunting when first embarking on an
extension project, but we will guide you through the entire process and take
the stress off your back.
Will we have signed
contracts?
Yes. On all of our projects we will draw up contracts and
both parties sign these before work commences. We include a copy of your
cancellation rights.
When do I pay for my home
extension?
We would usually take a deposit of 15% of the overall job
value then, depending on the size of the job, break it down into manageable
stage payments. We only ask for the final payment once you are 100% satisfied
with your new room.
Building regulations?
We will fill out all the relevant paperwork and send
it off to your local council or the private building control firm we regularly
use. We will arrange and attend all of the relevant appointments with the
building inspectors.
Matching existing brickwork?
We can match existing brickwork, if it is still being produced (or any
remaining stock can be sourced from somewhere). If not then we will get you
the very best alternative match.
Public and Employers Liability
Insurance?
Our policy covers us for no less than two million
pounds. A copy can be sent to you upon request.
Will you protect my driveway?
We protect your driveway from scrapes and scuffs by laying plastic sheeting and plywood boards, This protects the drive from skips and general building work.
Do you have a project
manager who will oversee the conversion project?
Yes, we project-manage our work, so you can rest assured
your conversion will go smoothly. He will liaise with you directly and
regularly to make sure you get your dream job.
